Lee Cleveland will help our clients manage the short and long term decision making process for their assets in order to achieve the highest returns possible. We recognize that various types of properties need to be managed in different ways. Each commercial property should be managed in a manner that maximizes that property’s potential, holds to the owner’s standard in terms of care and maintenance, and receives the appropriate attention in all aspects of property management. These include billing,maintenance, tenant negotiations, vendor relations, security, collections, follow-up and service. Procuring tenants and maintaining their satisfaction are the foundation of a successful building. We specialize in managing commercial assets to maximize bottom line profits, retain tenants, and minimize investment risk.
Sustainability - Lee Cleveland will ensure that our clients get the most out of every single unit of energy, water, material and resource used in their buildings to create operating efficiencies not previously attainable.
Operational Audits – As commercial real estate consultants, we will review and analyze current operating costs and management structure to determine any operational inefficiencies in order to suggest remedies.
Basic Building Analysis – Lee Cleveland will research how particular assets compare with other available similar properties in a particular area. Analyses shall include data on other available similar buildings, suggested ranges of value for lease or sale of the assets, spreadsheet analysis, and a one page executive summary of information contained in a binder.
Lease Abstracting/Administration – We will mine the raw data from existing leases to construct a rent role, identify important benchmark dates, and highlight important lease provisions.
Market/Positioning Analysis – Lee Cleveland will provide marketing analyses and leasing/sales strategies as well as the relevant market research and data to support the achievement of the highest and best use and maximum return on our clients’ investments.
Research – Lee Cleveland will customize research binders to meet specific client requirements and objectives.
Market Feasibility Studies – We will pre-purchase marketing due diligence analysis for prospective building purchase or proposed development.
Buy/Lease Analysis – Lee Cleveland will assist users of real property in determining the best strategies for meeting their real estate goals and objectives now and into the future.
